    How much down payment do I need to buy in Austin?

    Most of my Austin buyers put 3–5% down on conventional loans; FHA can be 3.5% and VA can be 0% for eligible borrowers. The bigger swing in your payment is usually taxes and insurance, not an extra 1–2% down. Want a side-by-side for your target home? I’ll run it.

    Do you lend outside Austin?

    Yes—statewide in Texas. Common areas I serve include Round Rock, Cedar Park, Lakeway, Dripping Springs, Leander, Georgetown, and Pflugerville. I can also assist in 48 other states!

    How do Austin property taxes affect my monthly payment?

    Travis/Williamson/Hays/Bastrop/Burnet county tax rates can change your payment more than a small rate move. I estimate taxes and insurance by address so you’re not surprised at closing, and you have a realistic monthly payment expectation.

    When can I file my Texas Homestead Exemption?

    After you move into your primary residence, you can file the Homestead Exemption once you have updated your address on your Texas Driver's License. It lowers your taxable value and caps future increases—great for long-term affordability.

    Should I wait for rates to drop or buy now?

    Buy the home when the payment works; we can always redo your rate later if the market improves. We also use tools like 2/1 buydowns and seller credits to make the first years easier.

    What’s the difference between pre-qualification and pre-approval?

    Pre-qualification is a quick estimate; pre-approval uses documents. I go a step further with a strong file review so your offer looks great and you close on time.

    Can I use down payment assistance in Austin?

    Yes—there are Austin and Texas programs with income/price limits. I’ll check eligibility and compare assistance vs. no-assistance so you can choose the best total cost.
