2025–2026 Austin Market Realities

According to Austin-area housing data and ABoR trends:

  • Home prices in the Austin metro have stabilized, with modest year-over-year movement rather than sharp swings
  • Inventory has improved, but remains below long-term balanced market levels
  • New construction is active, especially in Williamson, Hays, and Bastrop Counties
  • Mortgage rates are expected to gradually soften into late 2026, but not dramatically

In other words: the market is calmer, but still competitive in desirable areas.
