About Stephanie
Real Estate Nerd!
With over two decades immersed in the mortgage industry, I've personally worked on thousands of loans and have seen it all. From crunching numbers in processing to navigating the intricacies of underwriting, I've worn many hats. Yet, it's my current role as a loan officer that is the most fulfilling.
My passion lies in educating and tailoring mortgage solutions to fit each unique scenario. Whether you're a first-time buyer or refinancing for the third time, I thrive on matching you with the perfect loan. Drawing on my extensive industry know-how, I guide you seamlessly through the process, ensuring a smooth journey from start to finish.
What sets me apart in Austin's bustling mortgage scene? It's my relentless pursuit of excellence. I go above and beyond, constantly expanding my knowledge through ongoing education and staying ahead of the curve on guideline changes and new programs. Because when it comes to your home financing, there's no one-size-fits-all solution. Trust me to have your back and prioritize your needs every step of the way.
Mortgage Mom!
At the heart of everything I do is my husband, T.J., a local real estate appraiser, and our three amazing children. There is never a dull moment at our dinner table! I met my husband while living in Beaumont, TX. We soon relocated to his hometown of Austin after Hurricane Rita in 2005.
I enjoy creative Pinterest projects, passionately supporting sports teams (Hook ‘Em and Rock Chalk!), listening to podcasts, and quality moments with family and friends. Beyond my immediate circle, I value community connections. I have served as my neighborhood HOA president for four years (never again..lol) and am a member of my children's school PTAs. I am currently an active member of several Chambers of Commerce and my husband serves on our local city Planning and Zoning Commission. I love meeting new people and giving a helping hand where I can.
My husband and I have gone from buying our first home using down payment assistance to owning several businesses and investment property. I understand the complexities and unique lending needed for someone self-employed and/or looking to grow their real estate portfolio.

The Process
Do not let a home loan intimidate you!
1Apply
This can be done with a conversation over the phone or online. Our Quick Apply takes less than 8 minutes and gives us the basic info needed to get started. We will give you a call once we receive the information to go over some specifics, as well as get a feel of what your intentions and goals are. If you are ready, this is the step where we will pull credit and review your credit history.
2Pre-Approved
To strengthen your Pre-Qualification Letter we recommend that you provide us with some basic documentation such as pay stubs, W-2s, Tax Returns (if self-employed) and bank statement showing funds to close. If we have any concerns about your file, we will review with our underwriters at this time so we have no surprises later. Surprises in mortgages=not awesome.
3Home Shopping
Now comes the fun part! Since you have completed steps 1 & 2 you can feel confident while out shopping for a home. If any questions pop up along the way just give me a call!
4Appraisal
You found a property, are under contract, and are good to go with the home inspection. We will now order the appraisal to determine the market value of the home. This is different from the home inspection where they are focused solely on the condition of the home. The appraisal focuses on the value of the home to ensure the home is worth enough to secure the loan. The appraisal will be completed by a local appraiser. The report takes 3-7 days to be returned to us and you will automatically receive a copy after we have reviewed it.
5Underwriting/Loan Approval
All of the documents you have provided to this point are put together by the processor to tell your "loan story" to an underwriter. The underwriter will be reviewing/nitpicking everything provided and looking for any missing documents or potential red flags. During the underwriting process, our team may come back with questions. You should respond as quickly as possible to ensure a smooth underwriting process.
6Closing Day!
Once your file is cleared to close by the underwriter, the attorneys begin working on the fat stack of papers you will be signing at closing. You will also receive the final Closing Disclosure. This will look similar to the initial Loan Estimate. The Loan Estimate shows the expected costs; the Closing Disclosure shows the exact costs. After all parties have hand-signed the closing paperwork- the funding authorization will be issued and the home is all yours!
